INITIAL INSPECTION
Fee: Single Family Home  $550,  Duplex  $650 
*$50/$100 additional charge for FSBO or properties located 20+/30+ miles from town.  Multiplex Units & Commercial Buildings vary

Please have the following available during the inspection:
  • Disclosures Form AS34-70, completed by seller, please email these to us prior to the inspection so we can review them prior to the inspection. We will review the disclosures again with you on site.
  • Check for $550, cash, or you may pay using a credit/debit card.
  • Please ask the seller to provide access to the electrical panel, crawlspace and the attic.

What to expect during an inspection
The inspection will take approximately 2 hours. Vince will review disclosures and perform an evaluation of the premises while his assistant checks grounding, polarity, and GFCI/AFCI protection for easily available electrical receptacles.  The assistant typically checks operation of windows, doors, lights, sinks, toilets, showers and bathtubs, installs ladders for access to the attic and roof, and removes covers for the electrical panels. Vince can answer any questions at the end of the inspection after giving a brief summary of findings.

Within two days of the inspection Vince issues an electronic report with recommendations for immediate correction and maintenance. Generally buyers and sellers negotiate items to be addressed through a repair addendum based on the report. The report will also list suggestions for the buyer to implement in the future. 

Attic Access
Vince brings a ladder that can extend to sixteen feet and will remove gable end vent covers with a screw gun. If the attic access is over sixteen feet above grade, please have the cover removed and a ladder set up for access at the time of inspection. If the attic access is caulked or nailed, please have it removed to avoid damage.

Electrical Panel
The cover to the electrical panels will be removed for evaluation. Please ensure that the panels are easily accessible. It is best if the panels are accurately labeled prior to the inspection.

Crawlspace
The crawlspace access hatch should be easily accessible. Please remove any stored items to facilitate easy removal of the access hatch. 

FINAL INSPECTION
Fee $200 (For Single Family Residence where Vince has performed the initial inspection)

Most often the seller will be responsible for the final inspection fee. Usually the second page of your earnest money agreement states who is responsible for the payment.  For a single family house in the close vicinity to Fairbanks the final inspection fee is $200.  Multiple family occupancy buildings and those that are over 20 miles from town cost a little more.  We require payment prior to sending the final report.

Before the final inspection:
  1. All items on the repair addendum must be completed properly at the time of inspection.
  2. A physical copy of all contractor receipts needed for sign-off must be given to Vince on site unless they have been supplied to Meurlott Consulting by electronic copy.  We prefer that receipts be emailed to us at least one day prior to the final inspection for review. 
  3. Payment by cash or check at the time of inspection is preferred.  We accept credit card on site or via electronic invoice. Please state if you need to make a payment via credit card in your email.  If we need to invoice the seller we need a good email address and phone number.
